North Shore New Developments

The need for housing in the North Shore has prompted the municipalities to create new OCP (official community plans) in the past few years. Areas on the North Shore are experiencing tremendous transformation. An example of this is Lions Gate Village (the new community currently being developed in Capilano Road and Marine Drive) and Moodyville, for which the City of North Vancouver has developed new design guidelines and zoning categories. These changes have allowed many new developments in the North Shore.

With many new developments coming available for purchase, there are still more in the planning stages. The City of North Vancouver has seen the need for density for years as the restricted land base has put pressure on the need for housing. 

The District on the other had has been reluctant to development. However, with increasing pressure on housing stocks and available housing options rather than detached homes the District has undergone unprecedented approvals of new developments including high rises which were virtually unheard of in the District not too many years ago.

While some buyers feel the need to see and touch the finished product before purchasing, others are comfortable buying properties from conceptual plans and models. Buying a pre-sale condo can have its advantages such as better initial pricing and selection as well as risks, which can include delays and the impact of changing markets over the building cycle. Many aspects of buying a pre-sale condo are similar to that of purchasing a re-sale unit, however; if you are not familiar with the process and what to watch for it can be overwhelming. Fortunately, you are able to enlist the services of a REALTOR® to assist you at no additional cost provided that you advise the Presentation Centre that you have representation.

North Vancouver


The Five Points
The Five Points will consist of 44 1, 2, and 3 bedroom suites over 4 levels. It will be located on 14th and Bewicke

Park West
